Airbnb Updates Checkout Rules and Liability While Integrating with Amex
The vacation rental platform is rolling out new guest chore limits and liability changes while expanding its partnership with American Express.
Airbnb has announced significant policy updates set to take effect on November 20, 2026, altering what hosts can require of travelers during checkout. Under the updated guidelines, hosts generally cannot mandate time-consuming chores normally handled by professional cleaners, such as stripping bedsheets, washing dishes, or taking trash to off-site locations. While simple tasks like gathering towels and placing dirty dishes in the sink remain permissible, the platform aims to provide clearer expectations for travelers.
In addition to limiting guest chores, Airbnb now requires all house rules and reasonable requests to be explicitly listed at the time of booking. Hosts are prohibited from introducing surprise requirements later via separate instructions or messages. The platform has also established seven standard house rule categories covering areas such as smoking, pets, and quiet hours to prevent post-booking disputes.
Concurrently, the platform's policy adjustments extend to guest verification and liability. Starting November 20, hosts and property managers will be restricted from requiring separate rental agreements, collecting ID copies, running background checks, or asking guests to register on external apps for most bookings. Industry professionals have expressed concern over these shifts.
Humphrey Bowles, CEO of Truvi, criticized the policy changes, stating that they leave operators with increased liability and fewer tools to verify guests. According to Bowles, operators remain fully responsible for their properties and stays even when issues arise, arguing that removing standard screening methods and rental agreements places an unfair burden on property managers.
On the financial and consumer front, Airbnb has integrated a portion of its property listings directly into the American Express travel booking system. Starting recently, U.S. cardholders can book eligible stays through the Amex Travel website or app to unlock credit card rewards and travel credits. Platinum cardholders can earn up to 5x points on prepaid bookings and access revamped lodging and experience credits.
These recent developments reflect Airbnb's ongoing efforts to balance traveler convenience with host management practices, even as industry stakeholders navigate the evolving operational landscape across the global short-term rental market.
